Fees

We are  happy to provide a free initial consultation  over the telephone  or remotely in order to ascertain the nature of your requirements without any obligation on you to instruct us.

Where possible we will try to provide you with a fixed fee, and give you a full breakdown of your likely disbursements, at the beginning of your instruction. That way you can properly budget for your matter and wont have any nasty surprises later on. Fixed fees are generally available  for Standard Wills,  Lasting Powers of Attorney,  straightforward Probate Applications, Property Sales or Purchases, or Lease Extension.

Where this is not possible, for instance in more complex Wills or Probate matters, I will aim to give you an estimate which will be  based on the time I expect to spend  on your matter having regard to my hourly charging rate.

My firm's fees are competitive when compared to other High Street practices, and can be as much as 25% lower.

Conveyancing 

Freehold Sale or Purchase - £1,000 plus VAT

Leasehold Sale or Purchase - £1,250 plus VAT 

Property Transfer or Remortgage - £650 plus VAT

Declaration of Trust relating to property - £350 plus VAT

Lease Extension requiring the service of a S.42 Notice - £1,200 plus VAT

Lease Extension by agreement - £800 plus VAT

Wills

Single Basic Will  - £250 plus VAT

Joint Basic Wills - £400 plus VAT

More Complex Wills involving Life Interest or Discretionary Trusts - from £500 per Will

Probate 

Obtaining Probate where the estate does not attract Inheritance Tax  - £1,500 plus VAT

Obtaining Probate where the estate does attract Inheritance Tax  - £2,500 - £3000 plus VAT

Administering the Estate after Probate is obtained  - charged at our standard hourly rate of £200 plus VAT per hour. 

(Please note that there may be complications to the probate process which may result in an adjustment to the fees seen here   - for instance, if the deceased's original Will can't be located, or if there is a dispute over it's validity; if the deceased had assets abroad or if the executors instructing us are unable to identify all the assets in the UK; or if the deceased was not domiciled in the UK at the time of death. 

Please note also that any property sale  or property transfer resulting from the probate will be quoted to you separately.)

Lasting Powers Of Attorney 

Single LPA for One person - £400 plus VAT

Both LPA's for one person(or one LPA each for two people) - £700 plus VAT

Both LPA's for two people (4 LPA's in total) - £1,200 plus VAT

(Please note that our fees do not include the Court fees which are payable to the Office of the Public Guardian - currently £82 per document)
